With the highest ever BREEAM score of 87.5% this record breaking speculative office building has proved what can be achieved, both environmentally and commercially, when engineering is allowed to lead the design process.
The office areas are served by a fan assisted, heating, cooling and ventilating system that uses the high thermal mass of the structural hollowcore floor slabs as thermal storage. Fresh air is warmed or cooled as it passes through the cores delivering energy efficient comfortable conditions.

The annual emissions from the building are predicted to be over 80% less than that of a typical office building, saving over 350 tonnes of CO2.
The building services consultant, Doug King of King Shaw Associates felt that a passive design using natural ventilation may make space in the building difficult to sell in a market expecting air conditioning as standard.
By employing an active air based thermal mass strategy this has enabled the offices
to be marketed as conditioned space. -

The building also won the prestigious Environmental Initiative of the Year at the Building Services Awards 2007. “A well considered, integrated design with the potential to be replicated widely.”
